Diaspora: why rent before you buy in Madagascar
Coming back to Madagascar for a long-term project or planning to resettle? Renting for 6 to 24 months before buying is often the smart play. Here is why, and how 2P2I secures both phases.
Step 1: rent to validate the ground truth
The reality of a neighborhood (transit, schools, security, neighbors) only becomes clear once you live there. Renting 6 to 12 months filters out short-trip bias and lets you validate your project without committing to a purchase.
Step 2: understand Malagasy land law
Five land-status types coexist in Madagascar: only the titre foncier (registered title) provides strong legal protection. While renting, take time to read titles, request a CSJ (legal situation certificate), and meet a trusted notary.
Step 3: prepare the legal structure (foreigners)
Foreign buyers cannot hold full freehold directly. Two structures exist: 99-year emphyteutic lease or Malagasy SARL. Set up the structure during your renting phase so you can buy without delay when the right asset comes up.
Step 4: spot the reliable agencies
