Practical guide
Renting in Nosy Be
Tourist island, active short-term market: markers for renting.
Nosy Be is Madagascar’s main tourist island and one of the Indian Ocean’s most popular destinations. Dual real-estate market: highly seasonal (European and Russian holidaymakers, short stays) and residential for tourism expats, hoteliers, settled retirees. Strong diaspora presence, many agencies but uneven quality: this is the Malagasy market where agency verification adds the most value, especially for rental-management investors.
Tenant profiles
- Short-stay tourists (1 night to 3 weeks): Airbnb/Booking segment, very profitable but demands active management
- Diaspora and European retirees wintering (October–April): 3 to 6 months, premium furnished homes
- Tourism expats (hotel managers, diving, F&B): long-term, furnished 2-3 bedrooms
- Seasonal workers (Russians, Italians, French) tied to tour operators
- Rental investors: buy and entrust the property to an agency to optimize monthly yield
Preferred areas
Andilana: the island’s finest beach, premium segment and upscale villas. Madirokely and Ambatoloaka hold most touristic listings (nightlife, restaurants, diving). Hell-Ville (Andoany) remains the administrative, commercial and port center: practical for long stays, services access and best value. Dzamandzar and Djabala for more accessible budgets and authentic local life.
Vacancy and yield logic
Nosy Be is among the economic provinces with average long-term vacancy of ~1.5 months/year. On the short-stay segment the logic differs: think in annual occupancy rate (60–80% for a well-managed unit vs 30–40% for a poorly listed one). Rates vary 2× to 3× between high season (Jun–Oct + mid-Dec/Jan) and low season (Feb–Apr). Active rental management is the key profitability driver: a solo investor without local relays typically loses 30 to 50% of potential revenue.
Watch-outs
- Strong seasonality: 2× to 3× higher rates in high season; a poorly positioned property may stay empty 4 to 6 months
- Verify the title deed: attractive island = frequent scams, beware « super-urgent » slashed-price deals
- Water/power supply sometimes unreliable (Jirama overloaded in high season): cistern and generator strongly recommended
- Higher cost of living than Malagasy average (imports from Mahajanga or Tana, passed on to charges)
- For rental management: insist on a clear signed mandate, rent escrow, traceability dashboard (cf. 2P2I model)
- Cyclones: Nosy Be is on the January-March cyclone path; check building insurance
Nosy Be land traps
Nosy Be combines three risks: (1) the Public Maritime Domain (50m from the shore is not eligible for freehold, emphyteutic lease only); (2) old foreign leases poorly renewed or transferred without formalities; (3) organized scams targeting diaspora and Europeans (fake titles, fake notaries, double sales). For a foreigner the safe path is: Malagasy SARL or a 99-year emphyteutic lease authenticated by a notary with CSJ < 3 months and immediate registration.
Why 2P2I in Nosy Be
Nosy Be is one of the markets where agency verification adds the most value. 2P2I certifies local agencies that accept an independent land audit: the foundation for a safe rental investment. For short-stay tenants you avoid classic scams (ghost listings, upfront payments, no-shows). For investors, the 2P2I management service with rent escrow and real-time dashboard is designed specifically for this high-turnover market.
