Renting in Mahajanga

West coast, dry climate, beach resort: markers for renting in Mahajanga.


Mahajanga is Madagascar’s second port city and the main beach destination on the West coast. Drier climate than the East, developed tourism infrastructure, historic Karana and Comorian community, expats in industry (cement, fisheries) and tourism: rental demand mixes short-term (tourists, vacationing diaspora, short-stay expats) and long-term (managers, families). One of Madagascar’s most dual markets.

Preferred areas

Seafront (Village Touristique, Aranta, Petite Plage, Amborovy) for short-term and furnished rentals and ocean-view villas: the most profitable but most seasonal segment. Mahajanga Be, Marolaka, Fiofio for long-term, family and mid-budget rentals. Aranta heights offer cool air and quiet away from the touristic seafront.

Vacancy and seasonality

Mahajanga is among the economic provinces with average vacancy of ~1.5 months per year across segments. The market is however strongly seasonal: a furnished seafront unit may rent 2× to 3× its base price in high season (Jun–Sep) but stay empty part of the low season. Active rental management (quick turnover, multiple platforms) gives a clear edge here, hence the value of a certified agency over word-of-mouth deals.

Watch-outs

  • Cyclone season (Jan–Mar): check structure quality and exposure to sea winds (accelerated metal corrosion)
  • AC essential 6 to 8 months/year (30°+ heat): verify Jirama subscription and meter capacity
  • Salinity: brackish water in some areas, fresh-water cistern recommended
  • French/international school distance if you have a family (limited offer vs Tana)
  • Seasonal security: burglary spikes in high tourist season, caretaker mandatory for off-season empty villas

Mahajanga land traps

Beachfront land is a sensitive topic in Mahajanga. Many properties near the shore fall under the Public Maritime Domain (DPM) and cannot be titled in freehold: only an emphyteutic lease is possible. Always verify the DPM boundary (50m from the high-tide line) with a sworn surveyor. Beware also of plots bought by Comorian or Indo-Pakistani diaspora in the 1970s–80s with poorly settled estates (multi-generation undivided ownership).
