Renting in Antananarivo: neighborhood and budget guide
Antananarivo (Tana) concentrates nearly half of Madagascar’s formal rental demand. The city is split into very different neighborhoods by security, access, price per sqm and land quality. This guide gives you the markers to choose where to rent depending on your profile (student, professional, family, expat) and helps you avoid the classic traps.
Tenant profiles
- Diaspora and international managers: furnished 3-4 bedrooms in Ivandry, Ambatobe, Andrainarivo, typically on 12-36 month leases
- Short-stay expats (consulting, NGOs, audit): furnished units in Ankorondrano, Antanimena, near the offices
- Wealthy Malagasy families: villas in Talatamaty, Ambohibao, Andoharanofotsy
- Young professionals: studio/1-bedroom in Ankadifotsy, Andraharo, West Antananarivo
- Students: shared housing in Ankatso, Ambohipo, Mahamasina
Premium residential areas
Ivandry, Ambohitsoa, Ambatobe, Andranomena, Ankerana: secure villas and apartments, close to international schools (French Lyceum, IST, EPI), quick airport and embassy access. Audience: expat managers, diplomats, diaspora families. Very low average vacancy (~0.5 months/year) on well-kept units.
Business districts
Ankorondrano, Antanimena, Andrainarivo, Tsaralalàna: close to offices, banks, corporate HQs and commercial hubs. Strong supply of furnished and serviced apartments. Ideal for short-to-mid missions (3 to 12 months) requiring daily mobility.
Family and accessible residential areas
Talatamaty, Ambohibao, Ankadikely, Andoharanofotsy: villas with gardens for families, quieter environment, 20-40 min from downtown depending on traffic. Good value for long-stay expats.
Student and affordable areas
Ankatso, Ambohipo, Mahamasina, Andohalo: close to the University of Antananarivo, grandes écoles and administrative center. Studios and shared 1-2 bedrooms, often furnished.
Typical vacancy
In Antananarivo, average vacancy depends on the segment: ~0.5 months/year on premium (Ivandry, Ambatobe), ~1 month/year on standard (Ankorondrano, Talatamaty), ~1.5 months/year on student or peripheral segments. It is Madagascar’s most fluid market: a well-located, well-equipped unit rents in under 30 days.
